SES Inspection Choices

 

Custom Home Inspection: This option provides for a limited visual inspection of the major features and systems (definitive foundation and structural framing assessment, A/C & heating, electrical, plumbing, appliances, fireplace, roof, interior, exterior). The objective is to provide the client with an improved understanding of the condition of the inspected elements. Information reported will range from outright deficiencies impairing operation or function to recommendations for improvements that will enhance performance, efficiency, or safety. Floor coverings, furnishings, appliances, etc. will not be moved for inspection purposes. No destructive testing or procedures are conducted to gain access or obtain data. A security system inspection conducted by a certified specialist is included as a part of this inspection (homes < 5000 sq ft only). This is an internal security system inspection that does not activate audible alarms or alert third party monitoring companies. Items that are NOT inspected include: audio, intercom, central vacuum, water purification, and landscape lighting systems. A written report detailing the results of this inspection is usually available on the next business day by fax or email. One copy will be mailed to the address provided by the client.

Foundation/Structural Inspection: This option involves the limited visual inspection and assessment of only the foundation and structural elements of the dwelling. The stability and adequacy of the framing and foundation systems are evaluated through observations and measurements as required. No destructive testing or procedures are conducted as a part of this process. Floor coverings will not be removed and excavations will not be performed during this inspection. Mechanical, electrical, plumbing, and other systems or areas are NOT inspected or evaluated. A written report, including a sketch of elevation measurements, detailing the results of this inspection is usually available on the next business day by fax or email. One copy will be mailed to the address provided by the client.

New Construction Phase Inspection: This set of at least 2 separate inspection visits is designed to monitor the construction of a house at specific stages of completion. This includes a limited visual inspection of the major features and systems (definitive foundation and structural framing assessment, A/C & heating, electrical, plumbing, appliances, fireplace, roof, interior, exterior). Typical inspection points are at the completion of the following phases: 1) (pre or post pour) foundation 2) framing 3) pre-sheetrock/insulation 4) interior finishing/appliance installation (pre-move in). The objective is to provide the client with an improved understanding of the condition of the inspected elements. Information reported will range from outright deficiencies impairing operation or function to recommendations for improvements that will enhance performance, efficiency, or safety. Floor coverings, furnishings, appliances, etc. will not be moved for inspection purposes. No destructive testing or procedures are conducted to gain access or obtain data. Condominium Inspection: This option is a limited visual inspection of the interior systems, fixtures, and appliances that are typically involved with condominium ownership. The objective is to provide the client with an improved understanding of the condition of the inspected elements. Excluded from this inspection are the exterior, foundation, structural components, roof, and any system or equipment that is not specific to the inspected unit. No destructive testing or procedures will be used for this inspection. Audio, intercom, and central vacuum systems are NOT inspected.  A security system inspection conducted by a certified specialist is included as a part of this option. This is an internal security inspection that does not activate audible alarms or alert third party monitoring companies. A written report detailing the results of this inspection is usually available on the next business day by fax or email. One copy will be mailed to the address provided by the client.

Home Warranty Expiration Inspection: This option is similar to the "Custom Home Inspection" in scope and purpose but focuses on the performance of mechanical systems and foundation/structural stability of concern to owners approaching the end of the builder’s warranty period. Although this is not a comprehensive code compliance inspection, specific standards from various authorities (IRC 2000/NEC/City of Houston, etc) that are probable requirements for home builders in this area are inspected. Appliances, interior condition, and whirlpool tub performance are NOT evaluated with this option. Information reported will vary from outright deficiencies impairing operation or function; to recommendations for improvements that will enhance performance, efficiency, or safety. Floor coverings, furnishings, appliances, etc. will not be moved for inspection purposes. No destructive testing or procedures are conducted to gain access or obtain data.
